Jebel Ali to Become a Logistics Powerhouse

A major strategic agreement has been signed to develop a 1.55 million sq ft (144,000 sq m) Grade A logistics park in the National Industries Park (NIP) in Jebel Ali, Dubai. This will allow for developing and leasing assets within NIP, strategically positioned near Jebel Ali Port and Al Maktoum International Airport, and well-connected to major road networks like the E11 and E311.

Construction Timeline

Construction of the new logistics park is set to begin in Q4 2024, with the first tenants expected to move in by Q4 2025. This project aims to cater to the high demand for warehousing facilities, targeting third-party logistics (3PL), eCommerce, and retail tenants looking to expand or relocate.

Flexible and Sustainable Design

The Grade A and LEED-certified logistics park will occupy a 2.36 million sq ft (220,000 sq m) plot. It will feature three modular buildings that can be adjusted to accommodate single or multiple tenants, offering flexible unit sizes to meet diverse needs. The development will cover the full cycle, from concept and design to execution and management.

Strategic Location and Investment

The site is in a highly strategic location within NIP, with easy access to the port and the main highway connecting Abu Dhabi and Dubai. The project is a portion of an AED1 billion ($272 million) investment recently launched to grow the logistics real estate market in Abu Dhabi and Dubai. This unique project will play an integral role in the continued growth and diversification of the logistics offering.
